FAQ

  • What is Rent to Rent?

Rent to Rent is a property management strategy where a landlord rents their property to a company (like ours) that guarantees rent payments. We then manage the property, subletting to tenants and taking care of all day-to-day responsibilities. It’s a hassle-free way for landlords to secure a steady rental income without dealing with tenant management.

  • How does guaranteed rent work?

We agree on a fixed monthly rental amount, which we pay to you regardless of whether the property is fully occupied. You receive this payment every month, providing peace of mind and financial security.

  • What types of properties do you manage?

We specialize in managing HMOs (Houses in Multiple Occupation) and properties suitable for short-term rentals like those on Airbnb. However, we also work with single-family homes and other property types, depending on location and condition.

  • Who will be living in my property?

For HMOs, we carefully select responsible tenants who are usually working professionals or students. For short-term rentals, guests are screened through trusted platforms like Airbnb. In all cases, we maintain high standards and ensure the property is well-cared for.

  • How do you ensure my property is well-maintained?

We carry out regular inspections and take care of any necessary maintenance or repairs. Additionally, we conduct thorough property cleaning between tenant stays or guest check-ins to maintain its quality. You’ll always be notified of any major issues or updates.

  • How long is the contract with your company?

We typically offer flexible contracts that range from 3 to 5 years, depending on your preferences. The length of the contract can be customised to suit your needs, giving you control over how long you commit to the arrangement.

  • What are the benefits of renting to your company compared to traditional renting?

Some key benefits include guaranteed rent, no void periods, professional property management, and less involvement in day-to-day issues. You also avoid tenant-related problems like late payments or vacancies.

  • Do you handle all tenant issues, such as disputes and complaints?

Yes, we handle all tenant management, including disputes, complaints, and any issues that arise. This means you can relax, knowing that your property is in good hands and any tenant concerns are dealt with efficiently.

  • What happens if the property is vacant?

You will still receive your guaranteed rent payment, even during periods when the property is not occupied. We take on the risk of finding tenants or guests.

  • Are there any additional costs or fees?

No, there are no hidden fees. We cover the cost of managing the property, including tenant finding, cleaning, and maintenance. You receive your fixed rental income with no extra costs.

  • What responsibilities do I retain as the landlord?

As the property owner, you’ll still be responsible for major structural repairs or issues related to building insurance. However, we take care of everything else, including tenant management, minor repairs, and compliance with regulations.

  • How do you ensure compliance with legal and safety regulations?

We make sure your property complies with all relevant legislation, such as fire safety, gas safety, and HMO licensing (if applicable). We manage all compliance requirements on your behalf to keep your property fully legal and safe.

  • What happens at the end of the contract?

At the end of the contract, you have the option to renew the agreement with us or take back full control of your property. We ensure that the property is returned to you in great condition, ready for your next steps.

  • How can I trust that my property is in good hands?

We have experience in managing properties and a commitment to maintaining high standards. Additionally, we provide regular updates and are transparent with our processes. You are also free to insect the property at anytime.

  • Do I need special insurance?

We recommend having comprehensive landlord insurance in place, but we can guide you on this and ensure that your property is adequately covered. For short-term rentals, some platforms (like Airbnb) offer additional host guarantees
